Located within a quiet cobbled lane in Newington, close to the University of Edinburgh, this new-build dwelling replaces two near-derelict lock-up garages. The proposal represents a sensitive infill development within an established urban setting.

The building is arranged on a parallelogram plan to maximise the developable footprint on a constrained and irregular site. The accommodation comprises three double bedrooms and two bathrooms, with an open-plan living kitchen at ground floor level. A first-floor sitting room with a cathedral ceiling and feature fireplace provides a generous and distinctive principal living space.

The dwelling also incorporates an integral garage and benefits from a private, walled rear garden, offering a high degree of amenity and privacy.

Externally, the building is finished in a carefully considered palette of hand-crafted Craigleith stone, traditional dry dash render, and cedar weatherboarding, selected to respond to the character and materiality of the surrounding context.
